How to register with SES.Hospedajes, step by step

Updated on

Registering with SES.Hospedajes is not hard, but the Ministry of the Interior’s electronic office has several entry points that look very much alike, and it is easy to use the wrong one and give up thinking it won’t let you in.

Before you start you need three things

  1. A way to identify yourself digitally: digital certificate, electronic ID card (DNIe), Cl@ve PIN, Cl@ve Permanente or Cl@ve Móvil. Any of them works.
  2. Autofirma installed. It is the Government’s program for signing procedures. If you don’t have it, the site will ask for it halfway through and you will have to start over.
  3. Your property’s details: full address, cadastral reference and the tourist registration number from your autonomous community.

If you don’t have the tourist registration yet, that procedure comes first and belongs to your autonomous community, not the Ministry.

The step where almost everyone goes wrong

On the electronic office, inside Hospedajes y Alquiler de Vehículos (Accommodation and Vehicle Rental), there are several entry points. The one you need to register is:

Acceso al Registro de Establecimientos y Entidades (Access to the Register of Establishments and Entities)

You enter by clicking the @ symbol in the “Acceso” column.

The other entry points, those for consulting and sending communications, are for sending reports once you are registered. If you go in through them before registering you won’t find where to sign up, which is exactly why many people give up.

The right order

  1. Identify yourself and enter the Register of Establishments and Entities.
  2. Register the entity (you, as owner or company).
  3. Register the establishment (each house, apartment or hotel).
  4. You get the establishment code and the lessor code. You need both to report afterwards.

If you will use a tool that sends on your behalf

There is an extra step that isn’t highlighted and without which nothing works: you must enable web service access and create a user for it.

That user is usually your usual username followed by WS, and has its own password. It is what applications use to report on your behalf. If you don’t enable it, the connection fails with a credentials error even though your normal user works perfectly on the website.

When you can start reporting

As soon as you have the establishment registered and its codes. From then on the obligation runs: 24 hours from when each booking is formalised, not from the traveller’s arrival.

It is the most expensive misunderstanding of all. A booking made in March for August must be reported in March.

Watch out if your property is in Catalonia

It won’t work for you. In Catalonia, traveller registration goes through the Mossos d’Esquadra and not through SES.Hospedajes, even though the obligation comes from the same regulation. We explain it in the Catalonia guide.
